Germantown

Germantown covers an area of 18-square blocks and is Nashville’s oldest residential subdivision.  The streets are lined with brick sidewalks, and the neighborhood, designated as a city arboretum, has more greenery than the average urban neighborhood.  Homes in this area range from the late-1800s Victorians and cottages to newer homes, townhouses and condominiums.

This charming neighborhood is only one mile from the heart of Downtown Nashville, two miles from The Gulch, and a little over two miles from East Nashville’s popular Five Points district. Walkscore.com gives Germantown a rating of 71, making it the sixth most walkable neighborhood in Nashville.  There are two Nashville B-cycle rental stations in Germantown, and Nashville’s free Music City Circuit buses have stops a few blocks away.

Considering its convenient location and everything Germantown has to offer, it is no surprise that it is a very desirable place to live.  Currently, at the time of this post, there are only 51 homes for sale within the Germantown neighborhood itself, and 111 homes for sale in the 37208 zip code, which also includes the Historic Buena Vista, Hope Gardens and Salemtown neighborhoods.

Coming Soon

A local developer has recently announced plans for 77 condo units, 6 of which are town homes, on Madison Street between Sixth and Seventh Avenues, at the site of Germantown’s historic Elliott School.  The school building will be preserved and converted into about 23 units, and two new buildings will house the remaining 54 units.  Square footage of these homes will range from 650 to 2,300, and the development will include six two- and three-story townhomes.  Construction is expected to start in August of this year.

About the Author

My wife and I live in Donelson, where we both were raised and graduated from high school (DCA Classes of 1983 and 1984).  Our current home is on the Cumberland River, very close to my childhood home and the former homes of both my McDonald and Rice grandparents.

Our daughter and son are grown now, and our daughter, Stephanie Miller, is my real estate partner.  She lives in Lebanon with her husband and their two children.  While Stephanie and I specialize in the areas of Downtown Nashville, Donelson, Hermitage, Old Hickory, Mt. Juliet and Lebanon, we have and do serve clients all over Middle Tennessee.

As a Nashville native, I’ve spent a lifetime watching our city evolve, and I am enthusiastic about showcasing it to others and serving their real estate needs.
